Home Inspection Services

At Tushay Home Inspection LLC, we have the knowledge to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from the foundation to the roof.

If you are purchasing, selling or building a home, a professional home inspection can tell you its true condition. We gives you an independent, comprehensive, unbiased view of any problems and possible solutions, so that you have all the facts you need to make an informed decision. We strongly encourage you to accompany us during the inspection so you can gain insight into the systems and components. We welcome all of our clients to call us for a free telephone consultation after the inspection.

Our home inspection services generally takes from 2 to 4 hours to perform, depending on the size and age of the property. Each home inspection includes a computerized report containing full-color digital photographs and detailed descriptions of findings that pertain to the integrity of structural and mechanical systems in your home. This information can be used when buying, selling, or maintaining a home.

Pre-Purchase Inspection Benefits:

Whether the home you want to purchase is a century old or just built, the best way to know its true condition is to have a professional home inspection performed. Our home inspectors are trained to identify all potential problem areas and pinpoint which ones require immediate attention. We check the condition of the structure, the foundation, electrical, plumbing, the roof and every other potential problem area.

Whether you are selling your home on your own or using a Realtor, it’s always wise to have a professional home inspection. Your home might have hidden problems that you weren’t aware of, and it is better that you know about the problems before entering into contract negotiations. Tushay Home Inspection will give you an accurate assessment of your home’s condition. We’ll help you understand which problems need to be addressed before the sale and which ones can wait. We help you have the information you need to be able to negotiate a fair price.

  • Opportunity to make repairs prior to putting home on the market
  • Eliminates hasty last minute repairs during the contract period that could delay closing
  • Makes your home more attractive to buyers

TYPES OF INSPECTION

Residential Property Inspections

Licensed and Insured professional home inspections. We walk through the property with you and educate you on the things we find while conducting the inspection. We will start on the exterior, working our way around the home and then I will observe and report on the condition of the roof system. After completing the exterior inspection, we will then shift our focus to the interior working through the home's electrical, plumbing and HVAC systems. And if there is a crawl space, it is inspected after the rest of the home. Within 24 hours, you will receive a written report with useful pictures and descriptions of  findings. Clients are strongly encouraged to follow me around as this is a great time to learn about the property, whether it will be for personal or investment reasons.

Seller or Pre-Listing Inspections

Have you recently decided to put your property on the market? There are many advantages to having an inspection prior to finding a potential buyer. Just a few of the advantages include: Making sure your home shows at its highest potential, ensuring that your home is safe to have prospective buyers and buyer's agents walking through and you can the fact that your home has already had a professional home inspection as a marketing tool. Not to mention,  it gives you more time to make informed decisions about large and small upgrades to consider before the buyer pressures you to do so in a time crunch. You will find the report to be useful in making repairs and providing an unbiased 3rd party opinion.

Annual home maintenance Inspections

It is wise for homeowners to have an annual or biannual  home maintenance walk through. These  inspections are informative and can bring maintenance issues to the home owners attention before a major issue occurs. I also put an itemized report together with picture and details that you can use as a task list. Get to know your home better and become informed so you can budget for future maintenance and upgrades.  Take advantage of my extensive experience seeing homes that haven't been cared for properly, make sure your home isn't one of them.

Condominium Inspections

Condominium Inspection is a comprehensive evaluation of the building systems and components within a condominium unit. Common elements are not included in the inspection since they are covered by the technical audit performed by the condominium corporation and are a shared responsibility among all unit owners. The inspection includes major appliances as well as maintenance and service issues for the unit. The inspection and written report provide the critical information needed to make an informed decision.

Property Management Inspections

If you have a property management business or if you hire a property management company to manage you properties you should give me a call. It is advantageous to have a thorough home inspection done periodically on your investment properties. Most management companies conduct routine walk through to make sure tenants appear to be respecting their contracts. I can conduct an inspection between tenants to help bring maintenance and safety concerns to the light before they become major issues. Reduced fee packages are available for  property management companies when a bulk of their clients show interest in having this service.
