WHAT WE INSPECT
Evaluation of the driveways, walkways, patios, porches, decks, balconies, retaining walls, fences, gates, grading and drainage, and any other exterior components.
Evaluation of visible portions of the exterior walls, foundations, slabs, basements, crawl spaces, and framing components.
Roof & Attic
Evaluation of insulation, ventilation, framing, roof surface, flashings, roof penetrations, drainage, and gutters and downspouts.
Evaluation of Service entrance, system capacity, panels, circuitry and breakers, wiring, outlets, and switches. Unsafe electrical practices (unprotected conductors, ungrounded plugs, faulty wiring) will be pointed out.
Heating & Cooling
Evaluate the age, size, and condition of the system as well as distribution and the duct system.
Check for functional flow to all fixtures and test and report on all fixtures in the residence. Also evaluate the visible portions of the main piping, including the distribution piping, waste and vent piping, fuel piping and system, and water heaters.
Evaluate the condition of the framing, siding, roof, doors, windows, and installed electrical/mechanical systems pertaining to the operation of the home.
Evaluation of all doors, windows, flooring, walls and ceiling, closet, and stairs throughout the residence.
Kitchen & Bath
Kitchen Evaluation of the cabinets, countertops, sinks, faucets, garbage disposal, dishwashers, range, oven, or any other built in appliance. Bathroom Evaluation of the cabinets, countertops, sinks, faucets, tubs, showers, toilets, and ventilation.
Evaluate the condition of solid fuel and gas fireplaces and stoves, dampers, fireboxes, and hearths.
Insulation & Ventilation
Evaluation of the condition of the insulation and ventilation in viewable unfinished attics and sub-grade areas as well as the installed mechanical ventilation systems.
TYPES OF INSPECTION
Residential Property Inspections
Licensed and Insured professional home inspections. We walk through the property with you and educate you on the things we find while conducting the inspection. We will start on the exterior, working our way around the home and then I will observe and report on the condition of the roof system. After completing the exterior inspection, we will then shift our focus to the interior working through the home's electrical, plumbing and HVAC systems. And if there is a crawl space, it is inspected after the rest of the home. Within 24 hours, you will receive a written report with useful pictures and descriptions of findings. Clients are strongly encouraged to follow me around as this is a great time to learn about the property, whether it will be for personal or investment reasons.
Seller or Pre-Listing Inspections

Condominium Inspection is a comprehensive evaluation of the building systems and components within a condominium unit. Common elements are not included in the inspection since they are covered by the technical audit performed by the condominium corporation and are a shared responsibility among all unit owners.
